Mold Testing

Prizm Property Group does not claim to be a specialist in mold or fungal identification. Nor do we engage in any form of mold or fungal remediation or clean up.

We can, at the client's request, take a sample of a visible mold or fungus, via swab or air sample collection to send to an EPA approved laboratory for identification and recommendations for appropriate action.  Remediation specialists are recommended if certain types or significant amounts of mold are present, particularly if the client or occupants have severe allergy problems or compromised immune systems.  Mold requires moisture and an organic food source to survive.  During the home inspection we attempt to identify the source and level of moisture activity that may be causing fungal growth, with the hopes that repairing the moisture problem will prevent future mold issues.

A Complete Mold Inspection includes:

  • Visual examination of the entire building; its systems and components
  • Air samples
  • Mold samples

A Limited Mold Inspection:

  • Visual examination Limited to a specific, defined area of the building
  • Mold samples

Radon Testing

Radon (Rn): A colorless, odorless, naturally occurring, radioactive, inert, gaseous element formed by radioactive decay of radium (Ra) atoms.

Radon is a cancer-causing natural radioactive gas that you can’t see, smell or taste. Its presence in your home can pose a danger to your family's health. Radon is the leading cause of lung cancer among non-smokers. Radon is the second leading cause of lung cancer in America and claims about 20,000 lives annually. Learn how you can protect your family. Test Your Home for Radon — it's easy and inexpensive. Fix your home if you have a radon level of 4 pCi/L or more.

Prizm Property Group offers two types of Radon Testing:

  • Short Term Test - Ideal for Real Estate Transactions.  This test is a minimum 48 hour long test that is done with an electronic continuous radon monitor.  At the end of the test the information is uploaded to our computer and the results are produced instantly.

  • Long Term Test - This test is a minimum of 91 days to 1 year.  The device that is used is a passive device which is placed into the home and left for a defined time period which is greater than 90 days and less than 1 year.  After the test is complete, the device is sent to a lab to be analyzed and the results are produced within a few days.
